A tree survey in Battle is required for three reasons: a planning application affecting protected trees, a mortgage lender requesting a tree report, or an insurer assessing subsidence risk from nearby trees.
Rother Council requires a BS5837 survey when a planning application affects trees on or near the site. A Tree Preservation Order legally prevents felling, topping, lopping or uprooting a protected tree without the council's written consent.
A mortgage lender demands a tree report when a surveyor flags trees close to the property during valuation. Without one, Halifax, Nationwide, Santander, Barclays, NatWest and HSBC withhold mortgage funds until the risk is assessed.
Tree roots draw moisture from the ground near a property's foundations, causing the soil to shrink and the structure to subside. The insurer requires a report identifying species, assessing root spread and setting management recommendations.
Three survey types cover Battle: Tree Condition Reports for general risk assessment, Mortgage Tree Reports for lender requirements and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structural condition and safety of individual trees on a property. Insurers, homeowners and property managers request one to identify risk before it causes damage or injury.
A Mortgage Tree Report is required when a lender's valuation flags trees near the property boundary or foundations. The report satisfies the requirements of major UK lenders before funds release.
A BS5837 survey categorises every tree on site into one of four grades, sets root protection areas and produces a tree constraints plan. Rother Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist, inspection of every tree within scope, species identification and condition assessment. The written report follows, with recommendations and photographs, delivered within 5 working days.
A tree survey in Battle takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours, and a 48-hour urgent option covers mortgage deadlines.
The cost of a tree survey in Battle depends on the survey type, the number of trees and the size of the site. The quote is fixed before the site visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions afterwards, at no extra cost.
Consultants qualified in arboriculture carry out the survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by Rother Council, mortgage lenders and insurers.
